SPRING LIVING OVERVIEW
Spring Living Retirement Communities (springliving.ca) is a boutique, rapidly growing Canadian senior living owner/operator, who currently owns and operates 23 retirement communities in Ontario and Quebec. The company has an ambitious growth plan to expanding through acquisition of mid-market retirement residences across Canada over the next 5 years. Spring Living is the Retirement Community platform of the BAZ group; a Real Estate company that strategically acquires, develops, constructs and repositions assets throughout North America.
REPORTS TO: Director of Environmental Servies
The Night Security Supervisor is responsible for ensuring the safety of building and its residents.
ROLES AND RESPONSIBILITIES
General Security Duties
- Customer Service is of utmost importance at Villagia in The Glebe. Security will be courteous, helpful, and respectful to all Residents, staff, contractors, and visitors.
- While at the front desk, Security will acknowledge/greet all people entering the building through the main door and ensure they are signed in and out.
- To ensure the safety of the buildings and its Residents, Security must remain alert at all times while on duty (to prevent vandalism, theft, and to identify suspicious activity on the property). Since the security guard is paid for their entire shift (including lunch and restroom breaks) they are expected to remain onsite and to refrain from sleeping.
- Security will monitor the security cameras and review security camera footage as requested to assist with investigations.
- Security will immediately investigate suspicious activity and will remove unauthorized persons from the property. These events will be documented in the shift report.
- Security is required to assist Residents and their guests with concerns/requests as they arise. If a situation occurs where Security is unsure of the answer to a question, or the requests/concerns are beyond their capabilities, the Security guard will request assistance from the Nurse on Duty. If the request can not be completed, the Security guard will document this in the shift report. Detailed notes are to be taken and passed on to the manager for immediate resolution.
- Complaints may be received from Residents on many issues. Security is to make note of all complaints and complete the Concern/Complaint Form available at reception and submit to the appropriate department.
- Security will conduct patrols of the entire property, and will report safety, security, and environmental problems that may pose a risk to Residents.
- Security will ensure a safe environment for all persons on site by taking action in the event of fire, water or other safety related issues. Security will help to remedy issues identified such as mopping slippery floors, salting ice on the sidewalks, removing or securing broken or loose ceiling tiles.
- Security will immediately investigate all fire or water/flood related issues and will contact the fire department or plumber or manager as needed *Emergency contact numbers are listed in the manager on duty binder kept in the photocopy room* Security will make every attempt to remedy the situation and reduce the risk of damage to property. For example: discovering the carpet is wet in the 2nd floor corridor – Security will identify the source of the water and investigate the surrounding units to ensure the water is shut off.
- Security will have access to a list of Residents with their mobility issues to identify who requires assistance in case of fire or other emergencies requiring the evacuation of the building.
- Security must be familiar with all equipment (e.g. monitoring system, alarm system, security cameras, garage doors, fire extinguishers, etc.)
- Security will physically pull/push and check all exit doors to ensure they are locked and secured.
- Assisting Management with physically posting notices in elevators/bulletin boards; door-to-door distribution of parcels, medications and other items to Residents.
Building Patrols
- Every hour, on the hour, Security will patrol the exterior building grounds including parking ramp, parking lots, garbage area, generator area and patio. During this patrol, Security will also check the Isabella main floor including both lobbies, laundry room, bathrooms, kitchen, and common areas.
- Every second hour, on the hour, Security will complete a full patrol of both buildings Floors 10 to Basement for the Tower building (480 Metcalfe) and Floors 7 to Ground for the Isabella building (100 Isabella) as well as the Mechanical, Electrical, Pump rooms, Boiler Rooms, all hallways, staff and common areas (equivalent to 5 times per shift).
- Each floor is to be walked, checking that: fire extinguishers are present; electrical closet doors are locked; and lights are turned off in the garbage disposal area, ballroom, theatre and lounges.
- While on Patrol, Security must be alert for the scent of smoke or unusual/excessive noise from boiler rooms, units and common areas.
- Security is to report any burnt out lights in the stairwells, corridors, parking areas and common areas (including exit signs).
- All observations, events, and findings should be documented with the specific time of the occurrence in the Daily Report to assist with video surveillance review.
- All resident/tenant doors must be closed.
- Any personal belongings such as assistive devices, boots, etc must be kept inside resident’s units for fire safety reasons.
- Only non-combustible door decorations are permitted. Any combustible (wooden, plastic or material) décor will result in Security providing a warning notice under the door and report this in the shift report.
Parking Area
- While Patrolling the garage and parking areas, Security will check to ensure all vehicles on the property are locked. Any vehicles that are found unlocked will be locked and receive a notice placed inside their vehicle to remind them to lock their doors to prevent theft. Security will report any unlocked vehicles.
- Security will observe any vehicles parked improperly (not within their lines) and will provide a notice on the windshield of the vehicle. This will be recorded in the shift report.
- While on Patrol, Security should be watchful for broken glass on the ground between vehicles – this could be an indicator that vehicles are being broken into, or have already been broken into. Security will notify any resident/tenant if their vehicle is broken into and will clean up any broken glass on the property.
- Security should offer a friendly greeting to anyone they encounter. If requested, Security should escort residents/tenants to or from their vehicle.
- When encountering suspicious persons, Security should ask them to identify themselves and if they are a resident of the property. If they fail to answer, remind them that they are on private property and ask them to leave. Contact the police if needed.
Exterior Perimeter Patrols
- Security must be aware of surroundings at all times.
- Doors that do not shut properly or are continuously propped open by Residents should be reported in the daily report.
- Security must remain conscious of changes in the weather – freezing rain, strong winds, and heavy rain could create safety hazards for both the Residents and Security, and could cause damage to the Property. Security will ensure widows in the hallways are closed during inclement weather to prevent damage.
QUALIFICATIONS
- Minimum Grade 12 or GED certificate
- Knowledge and Training in physical plant and grounds maintenance
- Knowledge in security operations.
- Security guard license
- Excellent Communication skills
- Good time management Skills
- Good computer skills
